Terms & Conditions:

Booking
The sending of the reservation form confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises. Each reservation form will be confirmed as soon as reasonably possible after receipt of the form and appropriate deposits.

Reservation Deposit and Payment of Balance
The non-refundable deposit of £150 ($200) per week is payable with the completed reservation form. The full balance is payable no later than 35 days prior to the date of arrival, with the owner reserving the right to cancel the booking if the balance of the sum remains unpaid (3) three weeks prior to the date of arrival. All telephone and internet bookings will be cancelled if the deposit is not received within seven (7) days.

Security Deposit
In addition to the reservation deposit, a security deposit of £150 ($250) is payable to cover any breakages or damage to the premises and or contents, or to cover any excessive cleaning costs other than those normally incurred in connection with the occupation of the premises. When payment is by credit card, a £150($250) hold is placed on the credit card provided by the guest on the day of check in and is released after a satisfactory report has been received from the Management Company.

Cancellation
If clients should cancel, or the owner cancels the reservation due to client failure to pay the balance within the time allowed before arrival, a cancellation charge will be levied based on the following:

Thirty (30) days or more             50% of the reservation deposit
Within thirty (30) days                  100% of the reservation deposit

Force Majeure
We accept no responsibility or liability whatsoever, and no compensation will be made in the event of loss or delay, occasioned by: Strikes, riots, terrorist activity, industrial disputes, fire, flood, technical failures howsoever caused, aircraft grounding, closure of airports, weather conditions or any event beyond our control.

Complaints
In the unlikely event a problem should arise relating to the premises, the guests should contact our representative. Details and contact numbers are enclosed in the fact-file which can be found on arrival to the premises.

Availability
The premises will be available from 4:00 pm on the first day of the rental period and must be vacated by 10:00 am on the day of departure.

Liability
We accept no liability for any death, personal injury, sickness, accident or loss (including personal belongings) howsoever caused, on the premises or as a result of the use of the swimming pool. GUESTS ARE SPECIFICALLY ADVISED AND REQUESTED NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE SWIMMING POOL OR TO ENTER THE DECKED AREA AROUND THE POOL. NO DIVING IN AND AROUND THE SWIMMING POOL IS ALLOWED.

Pool Alarms
In compliance with Florida law (Chapter 509) pool alarms are fitted to patio door and windows leading to pool areas for your children's safety. It is a federal offense to tamper with these alarms in any way; if so the security deposit will be forfeited.

Accommodation
We hold, as required by Florida state law, a Hotel/Motel license, and an Osceola County Occupational License.   This ensures that our home meets the required safety, security and hygiene standards. Our home is inspected annually to ensure compliance. The accommodation booked can not be sub-let, shared, or assigned. Only those shown on the reservation form are permitted to stay in the property. Pets are not permitted. For safety reasons and out of consideration for future guests, please refrain from smoking in the villa.

Guests are advised to:
take out appropriate vacation insurance before their arrival and read the “house fact file” on their arrival at the villa.

Security
Please ensure that all doors and windows are shut in order for the air conditioning to work effectively and to keep the Florida “biting bugs” out. Upon leaving the home, please ensure all windows and all doors are securely locked. You may also set the Brinks security system
while you are away.

Telephone
Local telephone calls are free. Long distance calls can be paid for by the use of a credit card or pre-paid telephone calling card.

Neighbors
The villa is located within a private secure residential estate. It is ideally situated for all Orlando’s attractions. It is not a holiday estate, so please respect our neighbors.

Bookings
All bookings made less than 45 days before arrival are payable in full, and all booking conditions apply.

Upon departure
Keys are to be returned to the lock box upon departure. Failure to comply will result in a charge being applied to the security deposit.
